Legal Description / Deed Research
Legal descriptions are required when new parcels are formed by subdivision. The legal description is a “metes and bounds” description describing the bearing and distances of the boundary lines of the property. The legal description is usually shown under a “Schedule A” on your deed.
Deed research is required prior the undertaking of any boundary survey. The researcher gathers deeds and maps of the property to be surveyed as well as all adjoining properties. In some situations boundary disputes may be settled simply by researching deeds and maps of the adjoining properties.
